As a key member of the Real Estate department, the Portfolio Analyst has a unique opportunity to play a frontline role within the growing and dynamic global real estate investment portfolio.
This position will report to the Director of Real Estate Investments and is responsible for analyzing, monitoring, and assisting in ongoing portfolio management and Investment Analysis.

org/what-we-do/real-estate/ Key Attributes Strong commitment to APFC’s vision and its shared values of integrity, stewardship, and passion Self-motivation and very strong sense of personal and professional integrity Technology savvy with the ability to learn quickly Exceptional written and verbal communication skills The ability to comprehend and summarize material and extract relevant information Intellectual curiosity and excellent attention to detail Effectively prioritize and execute tasks in a high-stakes environment Ability to collaborate effectively in a small, informal team environment Principal Responsibilities Analyze, manage, and monitor existing portfolio as well as potential acquisitions and complete market and economic research, as necessary Maintain performance database and track portfolio results against established benchmarks and annual operating and capital budgets Prepare financial models in Argus and Excel to underwrite potential investment and development opportunities Review property appraisals for reasonableness of assumptions, unusual items, and notations that may signal the need for further inquiry Partner closely with accounting and compliance areas encouraging the exchange of ideas and information Develop and maintain quantitative models to assess potential investments, investment themes, portfolio construction, and investment pacing Prepare quarterly board meeting material and assist with accounting, finance, or administration functions as needed Support various ad-hoc projects and Real Estate team initiatives with a commitment to preserving and enhancing long term value Required Qualifications Bachelor’s or advanced degree in Finance, Real Estate, Accounting, Economics, or related field.
2 to 5 years’ experience including direct involvement in underwriting and analyzing institutional real estate investments Strong understanding of financial concepts (NPV, IRR, lease comparison, ROI, DCF modeling, financial statements, budgeting, etc.
) Highly proficient in Microsoft Excel and PowerPoint as well as experience with Argus, Yardi, or similar software Excellent technical writing, presentation, and critical thinking skills Familiarity with real estate law concepts, including purchase and sale contracts, leases, mortgages, appraisals, development contracts, and joint venture agreements Ability to physically work at either our headquarters located in Juneau, Alaska or our office located in Anchorage, Alaska.
Real Estate Program Real Estate is a critical component of APFC’s institutional investment platform, with a portfolio invested primarily in direct ownership of residential, retail, industrial, and office buildings in the U.
S.
and abroad.
The real estate investment strategy targets a mix of investment styles, ownership structures, property life cycles, and property types to achieve diversification and return objectives.
The team looks for opportunities to control decision-making from acquisition to final exit, including the execution of asset management decisions through the hiring of all key onsite teams and external advisors to improve operational effectiveness and value enhancement.
The objective of the real estate portfolio is to generate steady cash flow, achieve inflation and risk-adjusted returns for the Fund throughout various market cycles.
The APFC maintains a long-term investment horizon and is a conservative institutional real estate portfolio consistent with the Fund’s statutory authority.
